Garage Door Sensor Safety Laws

Recent changes to garage door safety laws affect both homeowners and builders, especially those working on custom or high-end homes. At Kitsap Garage Door, we stay on top of these laws, so you don’t have to worry about falling out of compliance.

Learn what the new sensor safety laws mean, how to tell if your garage door meets the new rules, and why choosing a licensed professional to install or service your door matters now more than ever.

Why Garage Door Sensor Safety Laws Changed

Garage doors can cause injury or damage, which is why safety sensors have long been required. However, not all sensors or systems were equally effective, so the U.S. Consumer Product Safety Commission (CPSC) updated the safety standards.

A federal safety update went into effect in May 2024. This change brings the national safety standard, known as 16 CFR Part 1211, up to date with the latest version of the UL 325 — the key standard that sets the rules for how garage doors should detect obstructions and prevent injuries.

What the New Garage Door Safety Sensor Laws Require

The updated rules apply to all new residential garage door openers and any replacements being installed. These systems must now include:

  • Photoelectric sensors, often called “photo eyes”, that shoot an invisible beam across the bottom of the garage door. If something breaks that beam, the door must stop and reverse.
  • Edge sensors that detect pressure and trigger the door to reverse if it comes into contact with something.
  • Clear labeling that shows the opener is compliant with UL 325.
  • Installation instructions that are easy to follow and included with the system.

These rules apply to new home builds, garage door replacements and renovations — especially custom homes, where higher safety standards are expected.

How to Check if Your Garage Door Complies With Safety Sensor Laws

Sometimes, custom builders and property owners may not realize a door is noncompliant until there’s a problem. So, knowing what to look for is important to ensure your door is up to code. Use these questions to guide you:

  • Are safety sensors installed near the bottom of the tracks, facing each other with a clear line of sight?
  • Does your opener have a UL 325 label?
  • Do the sensors reverse the door automatically when the path is blocked?
  • Are the manufacturer’s safety instructions included and easy to follow?

If you’re not sure — or if something seems off — it’s time to call the professionals.
